The basis of trust
Independence is not a declaration —
it is determined by the type of the body
AUDITESCORT is a Type A inspection body. On the facility we inspect, we take no part in design, construction, the supply of materials or operation.
Independence
We are not the designer, construction contractor, supplier or owner of the facility we inspect.
Impartiality
The inspection report is based solely on the results of the inspection and on objective evidence. The assessment is free from the influence of the client’s interests, commercial gain and any other external pressure. We apply uniform principles to every facility we assess and manage the risks of conflict of interest.
Confidentiality
Information obtained during an inspection is not disclosed to third parties, except in the cases established by law.
Important clarification: ISO/IEC 17020 sets out the requirements for the competence, impartiality and consistent operation of an inspection body. Accreditation under this standard is granted to the inspection body, not to a building or structure. It is not a technical safety standard for buildings. The conformity of a specific facility is assessed on the basis of the applicable regulations, construction norms, the approved design and the agreed technical criteria.
Scope of accreditation
The scope of accreditation covers 13 positions. The list and the procedure codes correspond to the annex to certificate GAC-IB-0299 (updated 10.06.2026).
Cost estimate and value
Inspection of the facility cost estimate
Conformity assessment of the cost estimate against the established requirements, average market prices and, where necessary, the design.
Pricing adequacy inspection
Conformity assessment of the cost estimate, including against the resources and capabilities of a specific supplier.
Inspection of completed works — Form No. 2
Conformity assessment of the works performed at the facility against the design and cost-estimate documentation and the acts of concealed works.
Facility
Technical supervision — inspection
We attend the construction, repair, installation, dismantling, reconstruction and restoration works at the facility and assess their conformity with the design and the established requirements.

Inspection at different stages of construction

Stage 01
Before construction begins
Conformity assessment of the design and the cost estimate, and verification of pricing adequacy. Non-conformities are identified before the work begins.

Stage 02
During the works
Inspection of the conformity of the works, verification of quantities and stages, documentation of evidence.

Stage 03
At completion
Final inspection within the agreed scope: the works performed and the corresponding documentation.
The inspection body does not take administrative decisions and does not issue construction permits or commissioning certificates. The result is a documented report which the client uses in dealings with the authorised body.
Legislation
Who is required to have an inspection
This is not our offer — it is established by legislation.
The holder of a construction permit for a class I or II building or structure may commission an inspection from an accredited body — this is their own choice.
The holder of a construction permit for a class III or IV building or structure is obliged to commission an inspection from an accredited inspection body or a certified expert under a contract.
Code of Spatial Planning, Architectural and Construction Activity of Georgia, Article 119. Failure to submit a stage protocol in the established manner constitutes, under Article 123 of the same Code, grounds for commencing administrative proceedings.

Why it is kept separate
- Accreditation certificate GAC-IB-0299 covers only the areas of construction inspection — valuation is not included in it.
- Valuation is governed by other rules and its result is not an inspection conclusion.
- Before inspection and valuation are provided simultaneously for the same facility, we assess the risk of a conflict of interest; where necessary, the services are separated between different performers.
Valuation
Determination of the value of property and property rights.
- Real property
- Movable property
- Business, shares, interests
- Damage assessment
